Preventative maintenance: heating and cooling for portfolio clients

Spec-Mark Group maintains natural-gas-fired boilers and rooftop units, and installs gas piping, for portfolio clients, including the buildings where we look after the backflow devices.

Our gas work is done by certified G1 and G2 gas technicians and our refrigeration work by a certified 313A Refrigeration and Air Conditioning Systems Mechanic. The company is a TSSA-registered fuels contractor (FS-R-53234). Qualifications

Boilers, rooftop units and gas piping

Seasonal service on a set checklist, adjusted to the equipment, with a written report after every visit, for one building or a portfolio.

What our maintenance visit covers

  • Rooftop units, before each season. Heating-season checklist: gas supply and venting, combustion air, burner and ignition, heat exchanger inspection at start-up, combustion analysis, safety controls, blower and drive, electrical readings, condensate. Cooling-season checklist: filters and airflow, condenser fans, coil inspection, condensate drainage, electrical readings, controls and economizer, refrigerant circuit and charge, compressor operation, high- and low-pressure safeties.
  • Boilers. Each boiler has its own schedule, because some run all year and others only in the heating season.
  • Filter and belt visits between seasons.
  • Coil cleaning, scheduled as a separate service day, by the method the coil’s construction requires.
  • A written report after every visit: results, readings, deficiencies and recommendations.

Diagnostics and repairs are quoted separately.

Gas piping

New installations, additions, extensions and retrofits of gas piping for commercial equipment, quoted as separate projects.

Existing clients: how to request service

The same office that schedules your backflow tests handles these requests. Use the request form or email the office, and say whether the equipment needs seasonal maintenance, coil cleaning, a diagnostic visit or gas piping work. We confirm the scope and the timing with you before any visit is booked.
